Asbestos Surveys

Asbestos surveys are normally required as part of the asbestos management plan in any domestic property, or prior to major refurbishment or demolition.

Many ACM’s (asbestos containing materials) remain in service both in domestic and commercial properties and so asbestos surveys are a critical requirement for safe use of any building.

Asbestos surveys are carried out in accordance with HSE guidance HSG264 Asbestos: The Survey Guide. The type of survey required will depend upon the reason that the asbestos survey is being commissioned.

Types of Surveys:

  • Management Asbestos Survey
  • Refurbishment Asbestos Survey
  • Demolition Asbestos Survey
  • Re-Inspection Asbestos Survey

 

Survey Legislation

Asbestos surveys are carried in accordance with HSE guidance HSG264 Asbestos: The Survey Guide and CAR2012. This sets out types of survey:

  • Asbestos Management Survey
  • Refurbishment/Demolition Asbestos Survey
  • Re-Inspection Asbestos Survey

Control of Asbestos Regulations 2012 place legal responsibility on duty holders of any non-domestic premises to manage any present asbestos. To do this they must:

  • Identify the location and condition of any asbestos within the premises
  • Produce an asbestos management plan.
  • Ensure regular inspections of all asbestos containing materials

The Duty Holder also needs to take responsibility for selecting an appropriate surveyor / surveying company and ensure that they are competent to undertake the work and control maintenance contractors to ensure no materials are accidentally disturbed.
